Thank you for choosing Lockwood Painting. We value your trust and are committed to delivering the craftsmanship, professionalism, and customer care your project deserves. To ensure clarity and a smooth working relationship, we ask all clients to carefully review the following Terms & Conditions.​ By accepting our estimate—verbally, electronically, or in writing—you agree to these published Terms & Conditions. PROFESSIONAL STANDARDS & WORKMANSHIP

 

As proud members of the Painting Contractors Association (PCA), Lockwood Painting adheres to nationally recognized standards for surface preparation, application, jobsite conduct, communication, and cleanup.

MATERIALS, EQUIPMENT & CLEANUP

​

Lockwood Painting supplies all labour, tools, materials, and equipment required unless otherwise specified.

Upon project completion, our team will:

  • Remove job-related debris

  • Clean our workspace

  • Leave behind any leftover paint for your future touch-ups

We take pride in maintaining a clean, organized jobsite at all times.

WSIB COVERAGE

 

For residential renovations, new construction, commercial properties, and rental units, clients are responsible for requesting proof of WSIB coverage from all painters they hire. Failure to verify WSIB coverage may result in the homeowner or contractor becoming liable for WSIB premiums, penalties, or injury claims during an audit or workplace incident. Lockwood Painting maintains proper WSIB coverage and provides verification upon request.

ESTIMATE SCOPE, EXCLUSIONS & CHANGE ORDERS

​

Your estimate includes only the work explicitly listed. Any additional work, repairs, prep, or materials not noted in the estimate will be billed separately.

 

Change Order Policy:

  • All additional work must be approved in writing (email or text accepted)

  • Change orders may require an additional deposit

  • Change orders may extend the project timeline

 

Estimate Validity: Estimates are valid for 60 days from the date issued.

COLOUR SELECTION & COLOUR-RELATED COSTS

 

If colours are not finalized at the time of the estimate or if colour selections change, additional costs may apply due to:

​

  • Specialty primers required (for example-BIN Shellac Primer, Stix Primer)

  • Extra coats needed for coverage (light colours over dark colours)

  • Deep tones, off-whites (for example-Chantilly Lace OC-65, Simply White OC-117), high-chroma colours

 

Any adjustments will be communicated before work proceeds.

PRE-EXISTING CONDITIONS & HIDDEN DAMAGE

​

Lockwood Painting is not responsible for defects or conditions that cannot be seen during the estimate, including but not limited to:

​

  • Water damage

  • Drywall or plaster failure

  • Peeling from previous coatings

  • Structural cracks

  • Mould or mildew

  • Caulk shrinkage

  • Surface contamination (grease, smoke, residue)

 

If such conditions are discovered during preparation, additional labour or repairs may be required and will be billed accordingly.

SMOKE, STAINS & SURFACE CONTAMINATION

​

Nicotine, fireplace soot, grease, and other contaminants often require specialized primers or sealers to prevent bleed-through. These additional steps will be reflected in your estimate or added as a change order if discovered later.

​

PAINT TYPES & PRODUCT LIMITATIONS

​

We primarily use water-based or polyurethane-based paints. Oil-based paints (discontinued for residential use in Canada in 2012) may only be available as speciality primers. When an oil-based primer product is recommended, we will discuss it with you in advance.

​

WALLPAPER REMOVAL

​

Due to the unpredictable nature of wallpaper adhesion and wall conditions, wallpaper removal is always finally billed hourly.
 

Possible outcomes may include:

  • Easy removal (definitely a good thing)

  • Multi-step removal processes (chemical and steamer removal)

  • Removal damage requiring extensive drywall repairs

  • Discovering substandard drywall condition underneath

  • Cracked and loose plaster

 

We aim for the best result possible, but outcomes cannot be guaranteed.

 

LEAD, ASBESTOS & HAZARDOUS MATERIALS

​

Homes built before 1968 may contain lead-based paint or asbestos-containing materials. Lockwood Painting does not disturb hazardous materials unless disclosed, tested, and managed according to safety regulations. Clients must inform us of any known hazardous materials before work begins.

 

CLIENT-PROVIDED MATERIALS

 

If the client supplies paint or materials:

  • No warranty is provided on the finish

  • Coverage issues or product failures are the client’s responsibility

  • Additional labour charges may apply

 

ACCESS TO PROPERTY & JOBSITE READINESS

 

Clients must ensure that:

  • A responsible adult is available to provide access

  • Work areas are clear of debris and furniture (unless we are contracted to move it)

  • Other trades are not interfering with scheduled work

 

Delays caused by lack of access or by other trades may result in hourly charges.

 

ROOM PREPARATION & FURNITURE MOVING

 

Clients are responsible for removing and securing in a safe place:

​

  • Artwork

  • Lamps

  • Blinds

  • Rugs

  • Electronics

  • Collectibles

  • Fragile or high-value items

 

Closets must be emptied if included in the project scope. Furniture-moving services are available upon request and may incur charges. Lockwood Painting is not liable for damage to items left in the painting project areas.

 

SAFETY AROUND PETS & CHILDREN

​

For safety reasons, please keep pets and small children away from work areas.
For exterior projects, ensure your yard is free of obstacles, debris, and pet waste to avoid additional charges.

 

DAILY JOBSITE RESPONSIBILITY & DAMAGE AFTER HOURS

​

Lockwood Painting is responsible for protecting finished work while we are present. We are not responsible for damage caused after hours by:

  • Other trades

  • Pets

  • Children

  • Weather conditions

  • Furniture movement

  • Homeowner accidents

 

Such repairs will be billed separately.

 

PAINT CURING PERIOD

 

Paint requires 30 days to fully cure. Please do not wash or scrub painted surfaces during this period. Premature cleaning may void warranties and affect the finish quality.

EXTERIOR PAINTING & WEATHER CONDITIONS

​

Exterior work is weather-dependent. Rain, humidity, extreme heat, and low temperatures may require temporary suspension of work. Work will resume as soon as safe and appropriate conditions return.
Schedules may shift accordingly.

 

PHOTOGRAPHY & MARKETING

​

Lockwood Painting may take before-and-after photos of your project for documentation, portfolio use, and marketing. No personal or identifying information will be shown without permission.

​

WALKTHROUGH & DEFICIENCY PROCESS

​

Upon project completion, the client (or their representative) agrees to complete a walkthrough with our team.

  • All deficiencies must be reported within 7 days

  • Touch-ups reported after this period may incur charges

 

WARRANTY

​

Lockwood Painting provides a 2-year workmanship warranty on interior and exterior painting unless otherwise stated.

 

Warranty covers:

  • Peeling, blistering, or adhesion failure caused by improper application

 

Warranty does NOT cover:

  • Normal wear and tear

  • Moisture damage or leaks

  • Settlement cracks

  • Client-supplied paint failures

  • Surfaces previously damaged or improperly prepared

  • Damage caused by others, pets, furniture, or cleaning products

  • Any and all exterior horizontal surfaces

 

PAYMENT TERMS

​

  • A 50% deposit is required to secure your project and put it on our schedule

  • Remaining balance is due upon substantial completion

 

Late Final Payments:

  • Late fees of 1.5% daily begin 7 days after invoice date

  • Accounts unpaid after 30 days will result in a lien filed against your properties under the Ontario Construction Lien Act

 

Deposits are not completely refundable once materials are purchased or scheduling is confirmed.

 

THIRD-PARTY PAYMENTS

​

We do not accept payment from third parties. Payment must come from the homeowner or person or company named on the estimate.

 

NSF CHEQUES

​

Returned cheques are subject to a $250 NSF fee. All future payments must be made in cash or certified funds.

​

SPECIALIZED TRADES

​

Lockwood Painting specializes in painting and coatings. We do not provide or subcontract:

  • Electrical

  • Plumbing

  • HVAC

  • Carpentry

  • Drywall finishing

 

We are happy to recommend reputable trades through our two local Home Builders Associations.

 

HOLIDAY CLOSURE

​

We close annually from 4:00 PM on the last business day before Christmas Eve until 8:00 AM on the first business day after New Year’s Day to allow our team valuable family time.

 

FORCE MAJEURE

​

Lockwood Painting is not liable for delays or inability to perform work caused by events beyond our control, including but not limited to:

  • Illness

  • Severe weather

  • Supply chain disruptions

  • Natural disasters

  • Labour shortages

 

Schedules will be adjusted as needed.

 

NO VERBAL AGREEMENTS

​

All project promises, revisions, and agreements must be documented in writing. Verbal agreements are not binding.
